Please read these Terms and Conditions carefully before making a booking or using our services. By submitting a booking enquiry or confirming a reservation, you agree to be bound by these terms. These terms are governed by the laws of England and Wales.
In these Terms and Conditions:
All bookings are subject to availability and acceptance by Drift Collective. A booking is not confirmed until you receive written confirmation from us and the required deposit has been received.
The person making the booking (the lead guest) must be at least 18 years of age and accepts these Terms on behalf of all members of their party. The lead guest is responsible for ensuring all guests comply with these Terms and the Property House Rules.
You must provide accurate information at the time of booking, including the number of guests, any pets, and the purpose of the stay. Providing false information may result in the cancellation of your booking without refund.
The maximum occupancy stated for each property must not be exceeded. Exceeding occupancy limits may result in immediate termination of the booking without refund.
A non-refundable deposit of 30% of the total booking value is required to secure your reservation. This must be received within 48 hours of booking confirmation, or the booking will be released.
The remaining balance is due no later than 8 weeks prior to your arrival date. For bookings made within 8 weeks of arrival, the full amount is due at the time of booking.
A refundable security deposit of £500 (or as stated at the time of booking) is required for all reservations. This will be collected no later than 7 days before arrival and returned within 7 working days of departure, subject to satisfactory inspection of the property.
We accept bank transfer and major debit/credit cards. All payments are processed securely. Card details are never stored by Drift Collective.
Failure to make payment by the due date may result in cancellation of your booking. We reserve the right to charge reasonable administration fees for late payments.
We strongly recommend that all guests take out comprehensive travel insurance, including cancellation cover, before making a booking.

Cancellations must be made in writing by email to hello@driftcollective.co.uk. The date of cancellation is the date we receive written notice.
In the unlikely event that Drift Collective must cancel a booking (for example, due to circumstances beyond our control, such as property damage), we will provide as much notice as possible and offer either an alternative property of equivalent or greater value, or a full refund of all monies paid. We shall have no further liability to you in such circumstances.
We shall not be liable for any failure or delay in performing our obligations where such failure results from circumstances beyond our reasonable control, including but not limited to extreme weather, government restrictions, natural disasters, or pandemic.
You are responsible for leaving the property in the same condition as you found it. This includes treating all fixtures, fittings, and furnishings with reasonable care.
Any damage caused during your stay must be reported to Drift Collective immediately. The cost of repairing or replacing damaged items will be deducted from your security deposit. Where damage exceeds the deposit value, you remain liable for the full cost of repair or replacement.
The following are strictly prohibited at all Drift Collective properties unless expressly permitted in writing:
Guests must respect neighbouring properties and observe reasonable quiet hours (11pm–8am unless otherwise stated). Complaints from neighbours may result in early termination of the booking without refund.
Pets are only permitted at properties where this has been expressly confirmed at the time of booking. An additional pet cleaning fee may apply. Pets must not be left unattended in the property.
Standard check-in is from 4pm and check-out is by 10am on the day of departure, unless otherwise agreed in writing. Early check-in or late check-out may be available on request, subject to availability and an additional charge.
Drift Collective acts as a property management agent on behalf of property owners. Whilst we take all reasonable care to ensure properties are accurately described and well maintained:
Nothing in these Terms limits our liability for death or personal injury caused by our negligence, fraud, or any other liability that cannot be excluded by law.
Where Drift Collective arranges third-party services on your behalf (restaurants, boat hire, private chefs, transfers etc.), we act as agent only. The contract for these services is between you and the relevant third-party provider. We are not responsible for the quality, performance, or cancellation policies of third-party services.
The Bespoke Stay Planning fee of £350 is non-refundable once planning has commenced. If the associated booking is cancelled, the planning fee is not recoverable.

Where a Bespoke Stay Planning fee of £350 has been paid, this may be credited toward a Drift Circle membership if joined within 30 days of the planning fee payment.
Property owners engaging Drift Collective for management services are subject to a separate Owner Management Agreement. Key terms include:
All content on the Drift Collective website — including text, images, design, and branding — is the property of Drift Collective or used with permission. You may not reproduce, distribute, or use any content without our prior written consent.
Your personal data is handled in accordance with our Privacy Policy, which forms part of these Terms.
These Terms and Conditions are governed by the laws of England and Wales. Any dispute arising from these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.

We reserve the right to update these Terms at any time. Changes will be posted on this page with an updated date. Your continued use of our services following any change constitutes acceptance of the updated Terms.
